Sam specialises in residential property disputes (Boundaries, rights of way and other easements, freehold restrictive covenants, nuisance, proprietary estoppel and disputes arising out of the sale of property).  Having acted in the original First Tier Tribunal hearing, he recently appeared in the Supreme Court in Ridley v. Brown [2025] UKSC 7, now the leading authority on the law of adverse possession of registered land.

Sam also practises in wills and probate, typically in disputes as to the validity of wills or their meaning, administration disputes and claims under the Inheritance Act 1975.

Recent & Significant Cases:

• Crookes v. Peers  [2025] - BPC county court case concerning whether a number of garden tress and hedges were in breach of a restrictive covenant. 
• Jones v. Sisson & Marlin Assets [2025] - BPC county court case concerning alleged abandonment of a residential right of way.
• Ridley v. Brown  FTT (LR) Ref/2021/0117 – adverse possession of registered land, currently on appeal to Supreme Court.
• Anthony v. Hardy [2025] UKUT 209 (LC) – discharge or modification of restrictive covenant under section 84 of the Law of Property Act 1925.
• Copley v. Winter [2023] EWHC 1712 (Ch) – undue influence and capacity dispute arising out of a will.
